BOOKING CONDITIONS

Prices include heating, lighting, bed linen and towels.

Accommodation reservations are accepted by Old Mill Farm Holiday Cottages, on the following conditions.

Please note that all online bookings are provisional until confirmed in writing.

Conditions of Hire

Accommodation reservations are accepted by Old Mill Farm Holiday Cottages, on the following conditions.

Guests may arrive any time after 3pm on arrival day unless previously agreed with the owner.

Guests are asked to vacate the accommodation by 10am on departure day (unless a later departure time is agreed with the owner) and we request that the cottages must be left in the same condition as they were found on arrival.

Contract of Hire 

The hiring contract shall be between the hirer and Old Mill Cottages and shall be deemed to be made subject to these conditions of hire. The contract is between Old Mill Cottages and the individual from whom payment has been received.

Initial Payment and Booking Cancellation – 

Bookings will be confirmed upon receipt of initial payment to Old Mill Cottages of a deposit of 25% of the total booking value. However, if the booking is made within 30 days of the holiday commencement date, the full booking value will be required. Please note that the deposit payment is non refundable in the event of a cancellation if we are unable to re-let your booking. If we successfully re-let your booking you will receive the amount we were able to re let it for less a £50 Admin Fee.  If you would like to make a cancellation within 60 days of arrival and have paid the full balance, we will try to relet your booking and if successful will refund the full amount, less a £50 admin fee. If it is not re-let we are unable to refund any amount. We recommend that Cancellation Insurance is taken out for the duration of your stay.

Notification of Cancellation

In all instances, cancellations must be notified immediately to Old Mill Cottages in writing by first class post or by email.

Balance Payment 

The balance of hire will be due for payment 30 days before the holiday commencement date. Old Mill Cottages reserve the right to cancel a holiday where full payment has not been received one week after deposit and balance due dates.

Confirmation of Booking

Once a confirmation of booking has been received by Old Mill Cottages, the hirer is responsible for the total advertised price of the property.

Amenities

The use of accommodation and amenities where offered, is entirely at the user’s own risk. No responsibility can be accepted for injury, loss or damage to user’s or visitor’s belongings. However, we do not seek to exclude or limit liability for the negligence of our staff or agents. The use of the amenities offered with the accommodation are solely for the guests staying at the property.

Motor Car and Personal Belongings

Personal belongings are at the hirer’s risk at all times and no responsibility can be accepted for loss or damage to any car or its contents.

Guest Party Size

Under no circumstances may more than the maximum number of guests stated for each cottage on the website occupy the property unless prior agreement has been received from the owner.  Old Mill Cottages reserve the right to refuse admittance if this condition is ignored.  Old Mill Cottages also reserve the right to refuse or cancel any bookings from parties that they feel to be unsuitable for the property.

Hirer’s Responsibility 

The hirer is responsible for the property and is expected to take all reasonable care of it. All equipment, utensils, etc., must be left clean and tidy at the end of the hire period.

Damage

All damages and breakages are the legal responsibility of the hirer and costs shall be refundable on demand. However, minor damage or breakages will not normally be charged for. Additional cleaning costs may be incurred as a result of pets or other reasons.

Breakdowns

Old Mill Cottages cannot accept liability for happenings outside its reasonable control such as breakdown of domestic appliances, wiring, plumbing, sudden temporary invasion of pests, damage resulting from exceptional weather conditions or owners negligence resulting on loss, injury or accident. Old Mill Cottages cannot be held responsible for any mains power loss resulting in failure or action from the National Grid network.

Pets

Pets are welcome at Old Mill Cottages, at an additional cost of £20 per pet per stay. We request that guests do not let animals up on furniture and that any dog hairs etc., must be removed and the house and gardens are left in the original state and condition as you found them.

INTRODUCTION

Old Mill Cottages consist of 4 Cotswold stone cottages, situated in a quiet, secluded farmyard at the end of a private drive beside the River Thames.

The cottages are all centrally heated with oil heating.

PRE-ARRIVAL

Owing to rural location, it is advised that guests have their own transport.

Train station within 2 miles at Kemble.

Cirencester is the nearest town with supermarkets Tesco, Waitrose, Lidl and Aldi.  Provisions may be ordered from Tesco or Waitrose over the internet to be delivered prior to or just after arrival.

ARRIVAL AND CAR PARKING FACILITIES

The cottages are approached by a part tarmac, part gravel drive.

Cars can be driven to the door of each cottage to unload and parked within 2 metres.

Unlimited parking available

Alison Claxton, telephone 01285 771377, occupies farmhouse on site and is normally available to welcome guests, show them around and answer any queries.

The names of the cottages are displayed and in the event of nobody being there when guests arrive, they will be left open.

MAIN ENTRANCE, RECEPTION & TICKETING AREA

The cottages all have an individual entrance, approached on level ground and with no more than one small step into them.

Stable Cottage also has wide French windows, with a portable ramp, which can be put in place when required, for disabled guests or wheelchairs.

PUBLIC AREAS – HALL, STAIRS, LANDING, CORRIDORS ETC

Tupenny Cottage has a small entrance lobby leading onto a short corridor, off which are lounge/diner, kitchen, bathroom and bedroom, all on one level.

Granary Cottage opens into the lounge/diner and the curing staircase leads from there up to the bedroom and bathroom.

Stable Cottage opens into the kitchen area, with a lobby for coats and boots to left of front door.  Doorway from kitchen into lounge/diner and from there into bedrooms and bathrooms.  All on one level.  French windows also lead into lounge/diner.

Thames Cottage opens into small lobby, kitchen and lounge.  Small corridor to downstairs cloakroom, downstairs double bedroom and dining room.  Stairs lead from lounge to 3 upstairs bedrooms and bathroom.

PUBLIC AREAS – DINING ROOM, LOUNGES, LOBBIES ETC

Tupenny Cottage has wooden floors, with rugs, except for the kitchen and bathroom which have tiles.

Thames is carpeted throughout, except for the kitchen which is tiled.

Stable is carpeted throughout, except for the kitchen which is tiled.

Granary is carpeted throughout, except for the kitchen which is tiled.

Lounges all have comfortable settees and armchairs, TV, DVD players, coffee tables and electric fires.

Heating is oil fired central heating.

Non-feather duvets and pillows are provided in each room.

Sheets, duvet covers and pillow cases are cotton or polycotton.

There are extra folding beds and cots if required.

Thames has a downstairs shower bathroom and a family bathroom upstairs with overbath shower.

Stable has an ensuite shower bathroom and a family bathroom.

All have shaver points.

Towels are supplied free of charge.

SELF-CATERING KITCHEN

Thames and Stable both have fridge/freezers and dishwasher.

Granary and Tupenny have under worktop fridges with small freezer compartments.

All have electric and microwave ovens.

All have tiled floors.

All well equipped with glassess, crockery and cutlery and cooking essentials.
